Yes it may be, but the best way to take advantage of the LOW rate variable is to SET your payment at the rate of 5% to 5.5% ... that way you are far and above any increases in the next few years, and in the meantime you could pay $20,000 to $30,000 off in principle

Mike:
I think there might be a little more to the story. The builder I represent has included an addendum into the offer form wherein the HST rebate, like the GST, will be assigned back to the builder. this effectively eliminates any noticable price increase to the Buyer.
I suspect other local builders are working the program similarly and the Buyer should experience the increased HST costs on his soft costs only - such as legal fees and inspection costs etc.
                                                                                 John Dunbar,

hey Doug, thanks for the reply..... What typically happens is, all deal SUBMITTED after April 19th will be set with tthe new rules, not closing..... The one thing the Lenders are wondering is... when using a 5 year fixed to qualify for the variable, will it be a discounted 5 year, or the 5 year posted...???... we'll see?

Mike, Does the April deadline apply to loans advanced or committed?
(I trust Prusty is adjusting to the Big Apple?)
